Allen Greenman manages the Worcester Office for ERA Key Realty Services, with a team of roughly 40 agents dedicated to serving the Central Massachusetts and Metro-West of Boston Marketplaces. Allen is available to serve his clients Real Estate needs in conjunction with his management duties. “I believe that being a selling-manager, while non-competitive, keeps the pulse of the marketplace at my fingertips and allows me to better serve my agents in their day to day business challenges. It positively affects my training, leadership and experience.”
Prior to joining ERA Key Realty Services as a Manager, Allen was with Coldwell Banker Residential Brokerage in Shrewsbury where he was a member of the International Sterling Society, completed CBRB management training in Waltham, and was a regular top 5 producer in the the office.
A long-time Central Massachusetts resident; Allen is very familiar with the ebb and flow of his market. “The particulars that fascinate me are absorption rates for varying locales, and what buyers see as ‘value’ in a house and whether or not that’s incongruent with available inventory or seller expectation.” The underlying factors driving market fluctuations largely center around national economic trends, consumer confidence, interest rates and such but looking at the market from a macro perspective enhances ones abilities to gauge demand, values and consequently absorption. Allen has, in instances, called appraisals to the dollar.
Allen is a member of Preservation Worcester having sat on the Board of Directors for many years, and Endangered Structures committee. Allen feels that this is a great way to give back to the city he loves:
I appreciate many different types of architecture and the interesting design aspects that can be found in both older homes and new construction. There is a neat house for every person; be it modern, antique or mixed style. I love to help people discover the home that just ‘fits.’ I have extensive resources on-hand for any situation. I love connecting people with that special house and being a long-lasting partner in your home.
As Manager for the Worcester Office I search for Realtor’s that are dynamic, talented, and honest; people that have a true passion for serving their clients and building lifelong relationships. ERA Key Realty offers a multitude of benefits: hands-on support in each office, local ownership, advanced training, technology, comprehensive marketing, as well as competitive commission splits and incentives.
ERA’s powerful tools will allow both new-licensees and seasoned agents to exceed their own expectations in Real Estate. “I suppose the best part of my job is really split between two spheres; training new agents and helping mid-level producers take it to the next level. Helping an agent with business in the range of 16-20 units per year work smarter, not harder. Engaging the right technology and tools takes a lot off their plate and helps them get back to the basics growing their business.”
My husband and I decided to buy a house on whim, it was a quick decision based on upcoming changes and we really weren’t prepared for the process. We put in a request through Trulia for more information on a home and Allen Greenman contacted us by phone almost immediately. We also submitted a request for more information on another house and spoke with another agent. Two days later we met both agents and viewed two different homes. Within minutes of meeting Allen we were convinced that he was the Realtor for us. As first time home buyers we were not really sure what to expect and had a lot of questions and concerns. Allen guided us through every step of the way and always made us feel comfortable even when we felt we were asking “stupid questions”. He understands how time consuming and frustrating the home buying process can be especially for first time buyers and really made the process seem simple. Allen always put our interests first. We would highly recommend Allen to anyone looking to buy or sell a house without any hesitation. He is very hands on and stays with you throughout the entire process. He always answers our phone calls and was quick to respond to our e-mails. In addition, he was extremely accommodating to our schedule and was extremely punctual any time we met in person. We found Allen by chance, and are so happy we did!
This was a very difficult sale on many levels. Allen never lost patience with it and stayed on top of the situation throughout. In fact, if it weren’t for him we most likely would have given up, and also would not have moved to Worcester at all. It was his area knowledge that convinced us to move here and we are now very happy with the decision. In particular his honesty and attentiveness to our needs and requests were so outstanding that it was the primary imputus we bought a house in the first place!
From the beginning, Allen Greenman has been a pleasure to work with. He has been prompt, professional, and knowledgeable. We were very lucky to find him to be our real estate agent. We will absolutely be referring him to anyone we know in the area who is in need of a real estate transaction!
Allen was a great help in selling our house. He helped us feel confident with our starting and selling price. He performed so many open houses for us and always relayed the good and bad feedback for us immediately so we could get a better understanding of what we needed to do to sell. He also advertised our home as much as possible. Once the negotiations began, he was very quick to relay the message between the seller and buyer and made everything as simple as possible. He even met us one night while we were out to dinner with family so we could sign papers! We highly recommend Allen Greenman to be your realtor to sell or buy, as he is a genuinely kind person and will be sure to keep your true interests at heart.
Allen was recommended to me by a family member when I was complaining about a less than desirable experience with another Realtor. I was a first time buyer and in my excitement made an offer on one of the first houses I looked at. But once red flags began to reveal themselves I felt like my agent was more focused on selling me the house then getting me the best price, I ended up walking away. Allen was completely the opposite, after a few conversations I was convinced he was the agent for me. He was completely honest and open about his opinions of the houses we saw, finding something good in every property. But what was more important to me was that he didn’t hold back at all if he observed something negative and was more than willing to scuff up his nice suits to peek behind walls and in basements where ever possible. He was searching for anything that might cost me money down the road and if he found something he would point it out and explain what it was and offer suggestions on what could be done about it to the best of his knowledge.
Words cannot describe how lucky we were to work with Allen Greenman. I would highly recommend him to everyone. We are first time buyers and were guided the whole way through this crazy process with such care and professionalism. Allen understood the importance of getting us our first house and followed up on ALL angles possible to ensure that we would be able to attain our new home. He not only got us our dream home, but he made the process seem like a piece of cake. He kept us informed, educated us on the process, and continues to follow up with us. I can’t thank Allen enough.
I have had the pleasure to have Allen be not only my real estate agent for the past year, but also my entire family’s agent as well. He is professional, genuinely cares about his clients and is extremely knowledgeable of the local housing market. I would never even consider using another agent besides him.
It was a pleasure working with Allen. He helped my wife and I find a wonderful home that we love; and steered us away from what could turn into expensive mistakes. Allen understands homes and the market; he also has an eye for items that could turn into problems later.
One thing that I appreciated is his practicality. We stood in the back yard of a home that I loved, and he pointed out all the major repairs that it would need soon. He also understands old homes, and was able to point out structural problems that are too risky to repair.
