Prior to joining ERA Key Realty Services as a Manager, Allen was with Coldwell Banker Residential Brokerage in Shrewsbury where he was a member of the International Sterling Society, completed CBRB management training in Waltham, and was a regular top 5 producer in the the office.
A long-time Central Massachusetts resident; Allen is very familiar with the ebb and flow of his market. “The particulars that fascinate me are absorption rates for varying locales, and what buyers see as ‘value’ in a house and whether or not that’s incongruent with available inventory or seller expectation.” The underlying factors driving market fluctuations largely center around national economic trends, consumer confidence, interest rates and such but looking at the market from a macro perspective enhances ones abilities to gauge demand, values and consequently absorption. Allen has, in instances, called appraisals to the dollar.
Allen is a member of Preservation Worcester sitting on the Board of Directors and Endangered Structures committee. Allen feels that this is a great way to give back to the city he loves:

One thing that I appreciated is his practicality. We stood in the back yard of a home that I loved, and he pointed out all the major repairs that it would need soon. He also understands old homes, and was able to point out structural problems that are too risky to repair.
Allen was recommended to me by a family member when I was complaining about a less than desirable experience with another Realtor. I was a first time buyer and in my excitement made an offer on one of the first houses I looked at. But once red flags began to reveal themselves I felt like my agent was more focused on selling me the house then getting me the best price, I ended up walking away. Allen was completely the opposite, after a few conversations I was convinced he was the agent for me. He was completely honest and open about his opinions of the houses we saw, finding something good in every property. But what was more important to me was that he didn’t hold back at all if he observed something negative and was more than willing to scuff up his nice suits to peek behind walls and in basements where ever possible. He was searching for anything that might cost me money down the road and if he found something he would point it out and explain what it was and offer suggestions on what could be done about it to the best of his knowledge.

Very knowledgeable about the local housing market and about all aspects of architectural design and construction, including possibilities for renovation. A sharp judge of market values (predicted to the penny what the house we desired would appraise at). A very good listener; found us exactly what we were looking for, and didn’t waste our time with properties that didn’t fit. During a long and complicated negotiation, he stuck with us patiently, and provided the crucial advice that enabled us to purchase a wonderful high-end home for a very fair price. On top of all this, he is personally helpful, good-natured and very pleasant to work with. He obviously enjoys every aspect of his work. I would highly recommend him to anyone.
